First off, if you have a business, you must have a website – we all agree to this.

Now your website must attract leads through SEO – and you now need a mobile website to rank well.

In November 2016, Google announced its first mobile index because they had to respond to what people were doing.

People were going to Google on mobile devices, but Google was optimizing websites based on desktop.

We all know about SEO changes over the years – Panda, Penguin – but none has had a bigger impact than the mobile revolution.

So now we have mobile first indexing, and we are not going back to desktop only.

Secondly, I assume you know you must have a mobile optimized website to convert leads. A good real estate investor website must provide a good user experience that converts leads into closed deals.

According to Pew Research, for many smart phone owners, the devices are a key entry point to the online world. In fact, comscore.com reports that number of mobile-only internet users now exceeds PC-only users in the US.

We are already well past the mobile tipping point according to Comscore:

This is reason enough for this big shift in mobile SEO. But there is more.

People only used to search on mobile devices on the move. Not any more.

77% of mobile searches happen at home.

In other words, they convert.

What does the Google mobile first index mean? According to Google:

To make our results more useful, we’ve begun experiments to make our index mobile-first. Although our search index will continue to be a single index of websites and apps, our algorithms will eventually primarily use the mobile version of a site’s content to rank pages from that site, to understand structured data, and to show snippets from those pages in our results. Of course, while our index will be built from mobile documents, we’re going to continue to build a great search experience for all users, whether they come from mobile or desktop devices.

In other words, Google will use the mobile version of a website for ranking.

If your website is not optimized for mobile, your SEO rankings will suffer – and people cannot find you.

People that could potentially close some deals with you, maybe tens of thousands of dollars. With one deal probably bringing in $5000 to $15,000 or more, how much money do you lose by not having a mobile responsive website?

What Does It Mean To Have Your Website Mobile Optimized?

A mobile optimized website is a website that has been specifically optimized to render appropriately in a friendly manner on mobile devices.

Do not confuse this by a mobile compatible website – a website that has pure HTML with no unfriendly plugins such as flash is actually mobile compatible.

But you will find a lot of those websites will require you to scroll from top to bottom, left to right, and so on. It is also likely that the media will load slower, links and other crucial information will be too tiny, and so on.

The entire experience will turn off most users, leading to the users abandoning your website – and of course you are going to lose some deals – and some nice income.

It you view it on a PC or mac computer, it will look perfect. If you change to a tablet or a smart phone it automatically adjusts itself to the device.

A mobile user will interact with your website differently from a user on a PC computer. In order for you to take full advantage of mobile compatibility, then you need to understand your users’ needs.

For example, you will instantly notice that Facebook Website looks completely different than it does on a PC. In other words, they have a specific “version” of Facebook specifically created for mobile users.

A responsive website on the other hand automatically adapts itself without having to load a different version of the website. Google “prefers” responsive websites, but they say they do not favor any type of website as long as it is friendly to mobile devices.

How To Optimize Content For Mobile

We have all been there, especially this age of social media apps like Whatsapp….

A friend sends you a link that turns out to be a jumbled messy content you can barely see. We almost always tap off.

Think about it, what do your visitors do when they find your website like this?

They leave.

According to a recent study by Google, 61% of shoppers will leave a website if it is not optimized for mobile devices.

In addition to having a mobile responsive website, you must also optimize the content.

According to the Google Webmaster Blog:

“to improve the mobile search experience, after January 10, 2017, pages where content is not easily accessible to a user on the transition from the mobile search results may not rank as highly.”

In other words, you must provide a friendly mobile experience on mobile to rank well.

Your content must have good interstitials.

At the very least, a good real estate investor website needs to have the following:

a) Your Opt-in forms must be large and easy to fill out.

They must be clearly labeled so your visitors do not have to guess anything.

If they have to zoom in to see or fill out a form, you are losing a lot of deals – and money.

b) As an initial point of contact, make sure your website has a very short form for collecting leads.

If they have to fill out 20 fields, you are losing out.The best forms for collecting leads should be 1 to 4 fields – name, email and phone number should be enough.

Even though your website could be mobile responsive, take some time to check and make sure the font size is comfortable to read in a mobile phone.

How To Test If Your Website Is Mobile Responsive

How can you check if your website is mobile friendly?
The first thing to do is to check your website on the Google mobile checker.

At the very least, Google will tell you if they can detect that your website is mobile friendly. If it is mobile friendly, you should get something like this – “Awesome! This page is mobile-friendly.”

The second thing you MUST do is to check how it actually LOOKS on your mobile devices. Most people take this for granted, but it gives you a first-hand view of the experience your website visitors go through.

If you already have a website with us, then you do not need to do anything if you got it in the last few months. You website is already mobile responsive.

This depends on if you already have a website with us or not.

a) Test Your Website

If you got your website in the last one year or so, it should already be mobile responsive. However some conditions apply – below.

However if you got your website over two years ago, we will test if a simple upgrade will work on your website. By a simple upgrade, it means simply replacing your existing designs with mobile responsive designs.

Over the last two years, we have had several major upgrades that were integrated into some of the newer designs. This has made a handful of upgrades a little challenging. If this happens to be the case with your website, then we might have to reset your website to default to upgrade it.
